Vail Two Apartments
[Shoreline, WA] Vail Two is a 7-story, 215-unit apartment building in Shoreline, WA with 2 levels of underground parking. The building includes multiple amenities including fitness and rooftop lounge. The project achieved Built Green four-star sustainability certification (similar to LEED Silver). Windsor provided Design-Assist engineering services for the project in preparation for the design-build contractors.
[Brush Prairie, WA] Windsor Engineers provided site civil engineering services at the Glenwood Industrial Park development in Brush Prairie, Washington. Luong's Landscaping plans to build its headquarters in the new industrial park. Windsor provided support during the pre-application and land use phases and was the civil engineer for the design phase. The project includes parking, site access, water, sewer, stormwater, grading, and paving. Windsor teamed up with Ed Greer and Wyndham Enterprises for this project.
Brush Prairie Site Development
[Brush Prairie, WA] Windsor assisted the client in the development of a commercial site to include two new 5,000 SF buildings, each designed to host two business owner tenants for their construction business offices and shop space. The Windsor scope is comprehensive including pre-application services, civil design, landscape design, mechanical/plumbing design, electrical design, permitting, oversight of architectural, structural, archaeological, septic, and traffic subconsultants.
Edith Green Wendell Wyatt Building
[Portland, OR] Windsor provided design services for a design/build client on multiple tenant improvements in this 18-story high-rise in downtown Portland. The building is home to more than 16 federal agencies and 1,200 federal employees. Certified LEED Platinum, the building has many advanced sustainability features including solar thermal panels that provide for 30% of the building’s domestic hot water, shading devices on the facade, energy efficient lighting systems with advanced control, and a solar roof that produces 3% of the building’s electrical energy requirements annually . In addition, the facility is designed to meet the Federal Guiding Principles for High Performing Green Buildings which required Windsor to partake in several government reviews. Windsor’s scope included TI spaces ranging in size from 1,000 to 4,000 SF in size.
6th Ave Lacey
[Lacey, WA] The project, located in Lacey, WA, consisted of a four-story wood-framed market rate apartment building. The project included a large outdoor courtyard space with an outdoor BBQ and an adjacent taproom with outdoor patio. In addition, the building included multiple amenity areas for tenant use. Windsor provided Design-Assist engineering services for the project in preparation for the design-build contractors.
[Vancouver, WA] Windsor provided full MEP design and construction administration services for this 20,500 sf industrial/retail building in Vancouver, WA. The project included warehouse, fabrication, and office space along with two industrial tenant spaces.
Horton Road MOB
[Bellingham, WA] Windsor Engineers worked with Smith Architecture Inc. and Weller Construction on the design of a new Medical Office Building (MOB) that will be used primarily for treatment of cancer patients. The project utilized the core/shell delivery method successfully, granting the client a building permit and construction start date much sooner than traditionally. Windsor was also retained to complete the design of the interior buildout. The project includes complex medical equipment such as Linear Accelerators and CT Scan machines. Windsor designed a large 480V electrical service to handle the electrical loads in the facility and an efficient VRF/DOAS system for heating, cooling, and ventilation.
2222 15th Apartments
[Seattle, WA] Windsor provided schematic MEP design on this collaboration with Clark Barnes Architects. This 163 unit multi-family project located in Seattle's Queen Anne neighborhood features a rooftop terrace among other modern amenities. A key design feature of the project required close coordination of a stormwater bio-retention system that directs rainwater into large planters located at street level. After leaving the planters the water is directed into the city stormwater system.
[Everett, WA] Windsor partnered with Braseth Construction and Clark Barnes on the electrical and plumbing design for this 165-unit multi-family building located in Everett, WA. The project features a fitness room on the main level and a beautifully landscaped rooftop terrace with panoramic views. Windsor collaborated with One-Way Plumbing and Express Electric to provide an integrated design.
[Redmond, WA] Windsor Engineers is working with Clark | Barnes Architecture, Nelson Legacy Group, and Trammell Crow Residential on the design of a large multifamily development in Redmond, WA. This is the first new building in the Nelson master plan. The master plan consists of the redevelopment of 22 acres in the northeast corner of downtown. This project consists of 251 living units, a raised courtyard, retail/commercial space, and three levels of parking garage. Windsor’s scope includes full mechanical, electrical, and plumbing, energy modeling and low voltage design from concept to construction documents.
[Lynnwood, WA] Windsor Engineers worked with Strouse Davis Architecture and Trammell Crow Residential on the design of this large multi-family development in Lynnwood, WA just south of the Alderwood Mall. The project consists of 383 units across 4 buildings. Buildings 1 & 2 are 5-stories each and Buildings 3 & 4 are 3-stories each. Amenities include a pool, large fitness area, and clubhouse space on the 5th floor of Building 1 with views of the mall and
surrounding areas. Windsor’s scope includes full mechanical, electrical, and plumbing (MEP) design from concept to construction documents.
