GATEWAY COMMERCIAL

Zervas Group commissioned Windsor Engineers to provide MEP solutions for a three-unit commercial building in Sedro Woolley. Windsor engineered complete mechanical and electrical systems for the Starbucks tenant space while providing core/shell infrastructure for two additional retail units.

The project included design of four rooftop HVAC units, a comprehensive electrical distribution system with separate metering for each tenant, and plumbing infrastructure with dedicated water, sanitary, and gas connections. Windsor coordinated closely with the kitchen consultant to integrate specialized equipment for the Starbucks café space.

Constructed by Janicki General Contracting and completed in January 2023, the Gateway Commercial building offers 5,943 square feet of premium space. The modern building houses a Starbucks coffee shop with drive-thru window, patio seating, and exposed wood ceilings. The storefront features a bronze-colored steel awning, elegantly illuminated at night. The building is now home to WECU Financial Center, with a third commercial space available for lease as of September 2024.
