The Hub Apartments, located on 6th Ave in Lacey, WA, consists of a four-story wood-framed building for studio, one and two bedroom apartments. The facility has many amenities including a large outdoor courtyard space with a BBQ and an adjacent taproom with an outdoor patio.  Windsor provided design-assist engineering services in preparation for the design-build contractors.

THE HUB APARTMENTS - 6TH AVE LACEY

The Trad building is a 5-story type VA multi-family apartment building with 124 units over a 2-story Type IA parking garage with 107 spaces. The facility includes a fitness center and a resident rooftop lounge area.

SHORELINE TRAD APARTMENTS

The City of Washougal’s Shepherd Road Lift Station needed an upgrade to support added flows from new upstream development. This is one of their larger pump stations and is also known as Lift Station #8. Windsor Engineers was contracted to design major improvements, including additional pumping capacity, wet well hydraulic improvements, electrical and control upgrades, and a generator relocation. A major challenge with this project was that the upgrades must be completed while keeping the station live. Windsor included by-pass pumping and temporary tie-ins as design features to accommodate the uninterrupted use.

SHEPHERD ROAD LIFT STATION

Windsor Engineers completed a study, as a sub-consultant to AKS Engineers, comparing two sewer pump station alternatives to consider merits of a deep pump station with short forcemain compared with a less ideal site location that have shallower wet wells. Windsor also evaluated a submersible pump station versus the City’s standard of a wet pit/dry pit style of pump station. The shallower forcemain and the submersible pump station were selected as lower cost for the client. Olympia Pump Station will serve a mobile home park that will be connected to the City’s sanitary sewer system.

OLYMPIA PUMP STATION

The project consists of a roughly 2,100 SF tenant improvement inside the existing 50,000 SF Columbia River Mental Health Services building in Vancouver, Washington. The plan is to remodel an existing interior space to add 5 exam rooms for a primary care clinic.

REYNOLDS SHORT PLAT + SITE ENGINEERING

Windsor performed the engineering for our own 5,000 sf office building which we currently occupy. The project incorporated innovative high-efficiency MEP systems and provides much-needed space for our growing staff. Services provided include Planning, Site Civil, Stormwater, Grading, HVAC, Plumbing, Electrical, Lighting, and Technology.

WINDSOR'S RIDGEFIELD OFFICE

Windsor provides full civil engineering and permitting services to Yard-
Homes MN, for accessory dwelling unit sites across the state of Minnesota.
Project work include utility design, plumbing, grading, footing and
slab details, and construction assistance. Windsor provides assistance
and expertise throughout the site plan review and building permit process.
Windsor is responsible for the file management for all YardHomes,
MN projects and coordinates with all subcontractors and designers on
the team.

YARD HOMES MN

Windsor Engineers provided comprehensive planning and engineering services for a multifamily development project in Woodland, Washington. The project involved a challenging site with wetlands, steep access up a hillside with landslide potential, and extension of utilities to the site. The stormwater component of the project included self performed infiltration testing at both high (drier and sloped property) and low (wetter area near flood plain) elevations. The project determined how to best collect, convey, detain, and treat stormwater from the streets, buildings, parking areas and sidewalks, that is proposed on the 11.9 acre property. Other planning services included street and utility analysis, grading, access road layout, apartment configuration, and coordination with the City.

SCOTT HILL DEVELOPMENT

Windsor provided full MEP design and construction services for a new 131-unit senior Assisted Living and Memory Care facility. The building is five levels of type V construction and includes two levels of underground parking garage. The facility has extensive amenity spaces, such as multiple kitchens and dining areas and multiple recreational spaces. The building complies with WA State assisted living licensing requirements.

FIELDSTONE LYNNWOOD

Titus Tacoma consists of a 5-level building totaling 15,000 SF of floor area. The first two floors contain a restaurant, yoga studio and locker rooms, along with miscellaneous utility and storage rooms. Levels 3 through 5 are constructed of mass timber and contain two residential units each. The rooftop deck consists of two residential and yoga roof decks along with space for mechanical equipment.

TITUS TACOMA

Remodel of a historic downtown Duluth apartment building. Each unit has a heat pump split system with supplemental electric heat via electric duct coils. Windsor completed plumbing drafting and some sizing calculations and corridor ventilation provided through small residential ERV/HRV. All units are ventilated by natural ventilation-operable windows. Area calculations were completed and approved by the City of Duluth with help of an alternate design form.

LAKE AND FIRST APARTMENTS

Windsor Engineers was contracted to provide stormwater engineering for a 3-lot short plat in Yacolt, Washington. Windsor coordinated with a land use consultant and a septic designer consultant, as well as the Owner. Field testing was performed to determine infiltration rates. A drawing was prepared to show proposed facilities and a Technical Information Report was prepared for review by the Town and its contract engineer. A combination strategy of dispersion and vegetative strip infiltration was used. The report was prepared in conformance with Western Washington Stormwater Manual guidelines.
